SKCR Announces Transformative Renovation of 900 Circle 75

ATLANTA (April 21, 2022) - SK Commercial Realty (SKCR), a full-service commercial real estate firm with specialized experience in office, healthcare and industrial real estate leasing and development, unveiled plans today for a comprehensive renovation of the 900 building at Circle 75 office park, a 17-story, Class A office tower adjacent to The Battery Atlanta in Cobb County. SKCR, who provides leasing, management and project consulting on behalf of ownership, is managing the $6 million capital improvement program that will deliver a next-generation workplace experience for tenants in Metro Atlanta's fastest-growing office market.

Offering a direct connection to The Battery along with picturesque views of Truist Park, 900 Circle 75 was originally built in the mid-1980s and houses leading brands from a wide array of industries, including real estate, financial services, legal, healthcare, and international trade and development. Planned improvements to the 345,502-square-foot tower include renovations to the front lobby, a new tenant lounge and amenity center, new high-tech conference facility, state-of-the-art fitness center, elevator modifications, and upgraded corridors and restrooms on all 17 floors. Approximately 2,500 square feet of previously leased space off the building's main lobby will be converted into amenity space for tenants.

Renovations at 900 Circle 75 are underway and are expected to be completed by June 1. A joint venture of principals at SKCR and The Goldenrod Companies owns the building.

Circle 75 is one of the only office properties in the Cumberland/Galleria submarket that has a direct connection to The Battery and offers competitive pricing options compared to other workplaces that are farther out and not physically connected to the development. The campus also includes Buildings 1000 (100,259 SF) and 1100 (288,000 SF) along with additional sites for future development, and provides convenient access to I-75 and I-285. All three buildings offer free covered parking and are also in close proximity to Cobb Galleria and Cumberland Mall.

According to a recent report from Colliers, the Cumberland/Galleria office submarket saw a slight uptick in year-over-year leasing activity despite strong market headwinds spurred by the aftermath of the pandemic. Average rental rates remain steady, with the pickup in leasing activity over the back half of 2021 forecasting stronger gains in the year ahead as more employers move forward with their office reopening plans.
