Atlanta Office Market: Q2 2024

The Atlanta office market had its best quarterly absorption since 2022, and with several large office leases signed in Q2 it bodes well for the remainder of the year. The strength of the market has been in the suburban markets and Class B and C space. Class B space had 131KSF in absorption and saw its vacancy rate drop 20 basis points to 19.9%. Class C had 61 KSF in absorption and saw vacancy drop 90 basis points to 18.4%. When looking at the CBD vs. suburban markets, rental rates are $27.80 vs. $37.42, a 34.6% premium for the CBD markets.
