Background
The client, a seasoned real estate investor and merchant developer, had worked with the brokerage team on multiple prior projects. The engagement began when the client contacted the brokers about a listing they were interested in. The client sought a site for building a medical office building (MOB) for a specific tenant, with the intention of completing the project and then selling the property to the tenant.
Results
The project was successfully completed, with the MOB set to be constructed and sold to the tenant. The brokers' creative cost-management strategies allowed them to meet both the landlord's and tenant's expectations despite rising construction costs. The experience taught valuable lessons in structuring deals to manage costs effectively. Going forward, Tom Kirbo and Brett Buchwald plan to apply these insights to future projects, particularly by offering more conservative TI allowances to keep costs in check while meeting tenant needs.
