Atlanta Medical Market: Q3 - Q4 2024

Atlanta's medical office market continues to outperform traditional office and industrial sectors, marking its 9th consecutive quarter of positive net absorption. YTD absorption reached 481,230 SF, about 25,000 SF shy of 2023's record. Vacancy fell from 12.4% mid-year to 11.6%, while rental rates rose 2.6% ($0.77). The construction pipeline expanded by 37,100 SF, with Northeast, Northwest, and Downtown seeing the most activity. Sublease space remains stable at 142 KSF.
